When is it time to call a professional roofer in Nelson, B.C.?

new roof 1

It’s important to know when a roofing contractor is needed, so you can avoid costly repairs down the road. Here are a few signs that it’s time to give Kootenay Peaks Roofing a call:

  • You notice your attic is not getting adequate ventilation (this can create heat under the roof, causing damage).
  • Shingles are curled or missing
  • Your ceiling has water stains or spots
  • There is mould and mildew in the home
  • Flashing is damaged
  • Shingle granules are building up in the gutters or the asphalt shingles themselves look patchy from loss of granules
  • You have moss on your roof
  • Your roof is 20 years old or older

I have minor roof damage. Should I have it repaired or wait until I need a full replacement?

damaged roof

If you’re aware of some minor damage to your roof, it’s imperative that you contact us right away. We can repair the problem areas before they become serious and expensive to fix.

Run-down roofs are more likely to leak, so you’re at risk of having damage to your ceiling, walls, flooring and insulation. Carpeting and hardwood floors can be permanently ruined.

Taking care of your roof’s maintenance will not only limit the potential for harm, it will also boost the value of your home if you ever want to sell down the road. Buyers are advised by their real estate agents to inquire about the age and condition of the roof—it can make or break the deal.

What are the most common types of roofing in Nelson, B.C.?

New roof 2

You can choose from a variety of roofing types, including:

  • Asphalt shingles: This is the most common type of roofing for residential applications. Asphalt shingles are affordable and come in a wide range of colours. However, they do have a shorter lifespan than some other materials.

  • Clay or concrete tiles: Tiles are amazingly durable, lasting for decades, and can add considerable aesthetic value to your home. Do keep in mind that they are also heavy and require an expert to install them. Clay is lighter but more expensive, while concrete tiles tend to be heavier and less costly.

  • Metal roofing: Some clients choose metal roofing due to its resilience under all types of weather conditions. Metal roofs are made from aluminum, zinc, copper and stainless steel, and they come in either panel or shingle form. They have a lengthy lifespan but may cost more than other types of roofs.

  • Wood shake/Wood shingles: Wood shake and wood shingles (handmade versus machine-cut, respectively) are popular among those looking for a more rustic look for their dwelling. We recommend wood shingles and shake that are made with a fire-resistant coating for added peace of mind. They are ideal for some, but those living in wet climates may prefer other materials, as wood may rot or split.

  • Slate: Slate is pricey, but you get what you pay for. Not only does it look elegant on your home, but it also boasts fire resistance and sustainability (the roof materials can actually be recycled). It lasts a long time but must be installed with expertise and may need extra framing.

My roof is leaking—what should I do?

installation

First of all, figure out where the roof leak is coming from. Once you have identified the source, your goal should be to tarp the exterior surface over the site of the leak to prevent more water from getting in. If you don’t feel safe tarping the roof yourself, call us and we can assist. If your roof is still in the process of leaking, we must wait until the weather lets up in order to do our repair work, hence the need for temporary tarping to prevent more damage in the meantime.

Once the rain or snow stops, we can inspect the roof inside and out. We look at the underside (usually via the attic) to see if there is any water damage, and then we get on top of the roof and inspect the exterior. Then we can assess what level of repair is needed and give you an accurate estimate.

Most roofs under 15 years of age can be remedied without extensive repairs if you catch the leak right away before it does too much harm.

What does a general contractor do?

A general contractor can be nothing short of a lifesaver. They manage subcontractors and suppliers, and maintain good professional relationships with everyone involved in the project.

They can oversee a construction job, ensuring that everything goes according to plan and that the work is completed on time and on budget.
